Scottsdale Weekend Road Closures April 17-19, 2009

There’s a fair amount of road work being done around the valley this weekend. For Scottsdale exclusively, be sure to avoid the 101 Southbound from Frank Lloyd Wright down to Via De Ventura which will be closed all weekend for carpool lane construction. Also, Scottsdale Road from the 101 South to Bell Road has been a mess lately. You may want to avoid that area as well. Paradise Valley’s Most Expensive Foreclosure

Next week I have a potential buyer coming in from California that is interested in Paradise Valley real estate and homes for sale. In particular, my buyer is looking for a great deal on a PV foreclosure, REO, bank owned property or short sale. Currently, the town of Paradise Valley has eleven foreclosures available, of those foreclosures there’s probably 4 properties that would possibly be of interest to this particular buyer.

One of the properties available also happens to be Paradise Valley’s most expensive foreclosure. This foreclosure is not to be confused with Paradise Valley highest priced home which happens to be listed on the Arizona MLS for $18,900,000. It’s a whopper at over 17,000 square feet.

Getting back to the Paradise Valley foreclosure… The home is approximately 10,000 square feet, on an acre of land, 4 bedrooms, 4.5 baths, has a 6 car garage and should be really beautiful when the home is completed. I’m not sure what exactly happened on this particular bank owned property, but the home was never completed by the original owner. The bank has already hired a builder to come in and complete the property. I’m assuming the home will have the finishes one would expect on a property of this caliber such as quality cabinets, granite, travertine, Wolf, Viking or equivalent appliances etc… The bank however will not be completing the back yard landscaping, so your imagination would be the only limiting factor on this one. The home is listed at $3,500,000 but I have a strong suspicion there is a tremendous amount of negotiating room as the banks have no interest on hanging on to properties such as these. Pinnacle Peak Pictures – Scottsdale AZ – Real Estate

I had to run up to Troon North in Scottsdale this evening to make sure a key was in place for a carpet cleaner on a property one of my clients closed on a few weeks ago. On the trip up cruising along Dynamite Rd, I was in awe of how beautiful Pinnacle Peak looked in the afternoon sunlight. As a Realtor, I always carry a camera in the glovebox for opportunities to shoot some pictures when the opportunity presents itself.

To get views like this, you really should be focusing your home search on areas such as Troon, Troon North and Estancia. Below, I have set up a real estate search for you to view homes in the corresponding areas that offer the greatest likelihood of obtaining mountain views such as these. Incentives at Silverleaf – Scottsdale AZ

This week I received an email from the Silverleaf sales team in North Scottsdale advertising some incentives that are currently available. It seems that ten lots ranging from a half acre to over five acres are available with special pricing. In addition, cash buyers will receive a 7% discount. For those looking to finance, the Silverleaf real estate team is offering a three-year financing incentive program with the first year being interest free (some restrictions apply. It looks like these incentives will be available through June.

For those in the know, Silverleaf is one of North Scottsdale’s most exclusive and highly sought after communities. Located at the base of the McDowell Mountains, East of DC Ranch in Scottsdale, Silverleaf offers a variety of luxury estates, homes and townhomes ranging in size from approximately 4,000 square feet to well over 12,000 square feet. Currently there are 80 resale homes available from the Arizona MLS ranging in price from $1,400,000 to $12,000,000.

Silverleaf has not been immune to the recent woes of the housing market and economy. An Owl Takes Refuge At A Scottsdale Foreclosure

This weekend while showing homes up in the Northeast Scottsdale area near Rio Verde, we ran across this owl that has taken refuge at a Scottsdale foreclosure. In my seven or eight years as a Realtor, this is the first time I have seen this and thought it was pretty neat. A definite perk to having the owl occupy the property is that the new homeowner won’t have to worry about too many rodents running around on their new property

Montage Condos – North Scottsdale – Foreclosures

Ok, this post is aimed directly at my Canadian buyers who are looking for an amazing location at a bargain price. Now, if you really know your stuff, you may know that the Montage condos are actually located in North Phoenix in the 85054 zip code. This is a bonus as Phoenix taxes are generally lower than Scottsdale taxes, and if you happen to have kids, they will be attending the Paradise Valley Unified School District (which is known for it’s quality schools). For the casual observer, you would never know that Montage is in Phoenix as it is located just to the West of Scottsdale Road and South of the 101 freeway.

Palm Valley Foreclosure – Goodyear AZ

Today I had a great time with some clients in from Alberta Canada looking at some foreclosures out in an area of Goodyear called Palm Valley. Out of the 7-8 homes that we viewed, this one really seemed to stand out for me as a great home to enjoy, as well as being a great investment opportunity for when the time comes to sell.

Although it’s a completely different market today, it’s always fun to go back and take a look at what the home sold for during our boom here in AZ. In May of 2006, this particular home sold for $469,691. Today, almost 3 years later, the home just recently had a price reduction from $346,300 down to $299,900. At the current price this is a tremendous value. In my mind, there’s a couple of things that make this home very unique for the area. The home is situated on just under a 1/2 acre, and has a nice RV gate on the side of the house for a boat or any other toys you can think of. The backyard also has a self cleaning (heated) pebble tec pool, spa, built-in bbq area, as well as a gas kiva firepit. This backyard could be something really special with a vision and a little elbow grease. For those traveling around the valley looking at open houses or just enjoying the weekend, here’s the valley’s freeway closures for this weekend from ADOT. For those in the Scottsdale area be sure to pay attention to number 3 on the map.
